What is a Provisional BER?
A Provisional BER is an estimated Building Energy Rating based on your proposed building’s design. It’s required before construction begins and reflects how energy-efficient the property is expected to be once built.
It is:
Based on architectural drawings and building specifications
Valid for 2 years
Required for new homes and commercial builds
Replaced with a full BER upon completion
When Do You Need a Provisional BER?
You’ll need a PBER for:
New residential builds before starting construction
Planning applications or commencement notices
Mortgage or grant applications involving new builds
Showing future BER compliance for A-rated developments
What’s Included in a PBER?
With Glas BER Accessors, your Provisional BER includes:
A projected A-G rating based on design factors
Use of SEAI’s DEAP (Domestic) or NEAP (Commercial) software
Detailed inputs for insulation, heating systems, U-values, ventilation, lighting
An official PBER certificate, valid for 2 years
Once the building is complete, we’ll revisit to verify construction matches design and issue your final BER Certificate.
